My case was handled by Cathy at Wartermark and she sat on the appraisal order for a few days and put my loan in jeopardy from closing on time! She was not upfront will a lot of details, this includes date of lock-in and the under-writing process. When we requested her to lock in our rate and replied on phone that this is done but the following week when we spoke she said the point charge increased because our rate is still floating!!! If companies are evaluated based on their workers, then Watermark deserves 0 stars. I had the misfortune of having Kory Matthys assigned to work on my loan, a 3 week escrow that, based on my credit of 800, should have been an easy loan...except Mr Matthys decided to drop the ball and only after his manager got involved, he started requesting documents 6 days past close of escrow. Put in for loan and sent document and never heard from them again.will never go to them again. Never even let me know if i qualified or not and never received anything if approved or not .

We began our re-finance fiasco with these people, Jo Ann Breen, Regina DiBenedetto and Kristin Breen, early last fall. After 8 months of shuffling paperwork, some multiple times, we received a form letter from their third party lender, FLAGSTAR Bank, informing us that our application was declined.If you're looking for a competent mortgage broker to assist you in you re-financing needs, look elsewhere. These people will continuously feed you empty promises and lame excuses, and in the end fail miserably.

Do NOT, I repeat, do NOT work with these people. My experience was nearly identical to Julien's, and in the exact time frame. They offered me what seemed like a good deal, but dragged their feet for over 5 months. I stupidly agreed to the appraisal when they started sending me email requesting it with subjects like "loan approved", and now I'm out the $385. The lender supposedly could no longer offer the terms, which means they NEVER LOCKED THE LOAN and took so long (2 months after the appraisal) to get even close to closing... read more

Started off fine.Emailed back and forth 3 or 4 times.Sent documents, then all of a sudden they stopped emailing. Waited a week emailed them again. Finally suggested that even if they were unable to help me to at least be professional and say so. Don't just stop communicating. At that point asked me if I wanted to continue looking into possibilities. I said yes but not with you or your company.

I chose Watermark from among the throngs of providers recommended by Zillow as they seemed credible. I got a prompt response from Cathy Dragna, who was quick to check on our background and I felt that we could progress from there - that is until it came to the point when she asked of our supporting documents. We believe Watermark used deceptive practices to string us along during the refinance process, with no intention of honoring its Zillow quote or good faith estimate. Cathy Dragna called on 7/23 to follow-up to my refinance inquiry, and confirmed our Zillow quote was valid. We submitted an application, turning everything around within hours. I contacted Watermark Home Loans after another broker lost our refinancing rate lock twice. Cathy was initially very helpful, very knowledgeable and responsive. When I inquired wheher we could use the appraisal we had obtained from the previous refinancing attempt, she assured me we could do so. Before we locked in at a rate, I asked two more times if she was sure we could use the appraisal, and she again assured me we could. We are never happy to have an unsatisfied client. Unfortunately the appraisal provided was not accepted by our investor and to cure the situation we offered to pay for a new appraisal for the client. The client was worried about the value of their home and did not want to take the chance on a new appraisal. The delay was to exhaust all other possibilities but in the end the offer to pay for an appraisal was in our opinion a very fair route to take.
