Richie, was so through and didn't just put a bandaid on the problem but wanted said lets find the problem. He found the problem and it was a major one. Also because of Richies thoroughness there is a strong possibility he saved this house from having a fire in the laundry room. I am very grateful that Richie was sent out here. The guys showed up on time! Ended up having a new water heater installed instead of securing and fixing the T&P valve. It was more money than I expected going into the project - but, now we have a new water heater, it is bolted to the wall, new T&P valve, expansion tank. Everything is up to code. Now I have other plumbing stuff that needs attention. I will call Lloyds to get my plumbing needs accomplished. Thanks guys!
