Not all people can get a traditional, conventional loan. Not all lenders will work with the "marginally" qualified people, or perhaps spend as much TIME with potential buyers, that need guidance and extra help, on qualifying for a future mortgage. Mario and staff , have always been there, both for my buyer clients, and myself. We can text them evenings or weekends, and they will answer. Also, I like the fact that i can get a pre approval LETTER initially, to have for each buyer.
