My experience with Embrace was outstanding. I got an excellent rate with no fees, no points. I've done this countless times and I have to say that this was my best experience ever. There have been times when a lender is extremely friendly and communicative until you are locked in to the point of no return. I've worked with Chuck in the past. He gives good, solid advice, and really knows the industry and his position.
