I’ve worked with Guaranteed Rate when I was purchasing for my first home and they were absolutely amazing. At first I was closing on a condo but found out that the HOA on it doesn’t exist so I got out of it as fast as I could. I communicated that with Guaranteed Rate and once I found my home they deducted the costs I paid them on the condo expenses into the home expenses so I didn’t have to pay the same price!
