What a wonderful historical neighborhood located just minutes from the Chattahoochee River! Everything has been completely remodeled, and the amenities are amazing! I have lived at the Preserve at Dunwoody for the past seven years and have witnessed it sold multiple times. I have remained here to keep my kids in a stable school environment. Yes, we have had lousy management in some past years and even worst maintenance. However, this last sale of the property was different. Maintenance is good, but office staff is a revolving door. Manager does not even show up to resident events.
I did not complete the application process due to several red flags that were not apparent up front. Firstly, in their contract under their terms for "Resident Release" they refuse to release their renters even should they find a new work opportunity. This is a standard practice, and it is a greedy practice for an apartment complex to refuse to provide. This place is a disgusting slum! Toxic mold and roaches! BEWARE!!! Preserve at Dunwoody is by far the worst property I have ever lived at. I had to leave my apartment due to a toxic mold infestation which the staff refused to do anything about. The levels were so high that I needed to move immediately and they hit me with thousands in fees even though legally they have to provide a safe environment for their tenants. Reading through the other reviews, I have nothing original to add, but I can confirm all of the negative experiences of the other reviews. Unresponsive maintenance staff and crumbling infrastructure, including bug and mold infestations. Ludicrous rent increases year over year. A revolving door of front office staff, which made maintenance and renewals an absolute peach to negotiate every time. Just checking in to let y'all know, things can always get worse. The property is built around a retainer pond, i.e. the water from the area drains down the hill into the pond, and the buildings bordering that pond are now sliding down the hill. I lived here for almost four years, in one of the pricier units with a beautiful view. Surveyors have come to measure the slide, the windows are cracking and the pipes are shifting. I was looking for a new apartment and was immediately intrigued with the preserve at dunwoody. I booked an in-person tour and it was very easy to do online. The team was so quick to respond as well! I met with Amber and she was ABSOLUTELY amazing. She answered my questions about the property and made sure we felt comfortable the whole time. (And I had a LOT of questions.)
