Better communication - My client sold his home and found a replacement piece. With over $200,000 down on a $420K purchase price, he requested a loan giving him $10-15K back as proceeds and there was only $6K - I was also informed my client was able to have $8000 back and that was short $400 and had to go back to Seller to write check at closing. Not sure what happened, but I had to initiate most communication and I am usually kept in the loop of the loan when I have the buyer.
