Second inspection verification with expanded sewer inspection. Very knowledgeable additional advise welcomed on overall sewer observation's. Nice job reassured my purchase observation of condo. Reasonable price to pay for add talking points with seller of property.

Mark was great within inspecting my potential home. He was extremely thorough and this helped to give me a good understanding of what I was getting myself into with buying the home he inspected. During the process I followed him around a bit, and he answered my questions in a very polite way making brief suggestions and providing insight. I was referred to Top Choice by our realtor. Jake Cooke did a phenomenal job thoroughly inspecting our home. He was extremely knowledgeable and professional. In my opinion he went above and beyond explaining everything in detail. The video and pictures (inspection results) that he provided really helped us understand the entire process. If we purchase another home, they will certainly be our "Top Choice"!

Tc did not check for flow of water away from houseas stated in report;gutters were off pitch and overflowed with rain puddling .mgt said they dont chec pitch with level ( cheap-easy) nor use water:if u have any post closing issues you've on ur own ; maybe small claims can inteprey checked for flow away from house " means!

Inspector understated the severity of a root ball on the sewer line, with the report stating 'The lateral sewer line appeared to have root intrusion at the time of inspection. These can eventually lead to blockages which cause backups.' They appear to have missed that the line was nearly totally blocked at the time of inspection. This resulted in a backup and required immediate costly service that was not planned for in the home purchase. This home inspector did a terrible job; it seemed his report was simply to justify his job. He did not leave my home as he found it, leaving a mess in the kitchen, leaving open windows shut on a hot day, not closing the fence gate to the dog run, etc. He clearly does not understand Colorado endangered bird correction best practices, Colorado weather and how it affects windows and doors, how water intrusion presents inside a home (if there was any), he doesn't seem to know the difference between a vent and an abandoned cable ... read more
