Verified Renter Love everything but the parking and mail room. The mail room isn’t secure at all and I’ve had lots of my packages go missing before and parking by my building is very hard

Verified Renter This community cannot guarantee running water…..it is in the lease contract that the community provides running water, but they cannot provide it. For me, running water is one of the main things I look for in an apartment. That’s why I’m giving one star.

Verified Renter Not much communication from management. Lots of police activity. I live in the front by the dumpsters and there is 0 parking. If i dont get home by 8pm i have to park far away.

Verified Renter When I did may initial visit to see the apartment complex. I was only shown the apartment layouts, the lounge, gym and pool which were all at the clubhouse office area. I was not shown any other amenities, such as the pet spa/bathing area, the complementary car wash area, the mailbox area, the bicycle storage area or the package pick-up area. Go elsewhere Welcome to Evolve at Tega Cay, where putting lipstick on a pig is more important than actual issues in the community!!! The social media pages make it look so good, then you move in. We have a great dog park... except when it rains, it turns into the community’s second pond. "but we addressed it..." yes, by digging two drainage boxes in the middle of the park, not sloping towards the box to let water drain in, covering the drains with big rocks for your dog to get injured on, and then, spreading mulch all around... read more

You pay more than it's worth. Everyday gets trashier and trashier. The wooden decks lead to patio chairs being covered in dirt, melted popsicles, cut hair, toys, bits of food. I have to sweep my porch every night when I get home to keep the ants down in my apt. Kids destroying the landscaping, digging up new French drains. Breaking rocks all over the sidewalks, throwing stuff at our windows. No sound proofing in walls or ceilings. Not Worth It Overpriced with no luxury and the community has become unsafe. From my car being egged to the neighbors being involved in illegal activity. Up until now I’ve been holding my peace but every time you turn around there’s new staff. That comes in like they’re big man on campus, without the understanding they work for us not the other way around. The staff on site acts as if every complaint made is not a valid issue. Renter beware The quality of the building is truly cheap. Even staff acknowledges the poor construction of the units. You can hear EVERY step from neighbors above, and conversations of neighbors beside you. Small things such as random light switches miss wired (ie flipping the switch up to turn them off, or to turn them on, flipping the switch down), faceplates/towel racks/faucets/AC controls are all crooked, none of it was screwed in straight, to major issues such as the extremely thin insulation between units and no sound ... read more
Poor communication My daughter was told that the requirements were 3x income and that she could have a guarantor if needed. I called to make sure and was told by David that each applicant has to make 3x and that they don't take guarantors. However, they should be able to qualify on their own as they would most likely have a deposit of 1 months rent since they were so close to the requirement.
