Very expensive storage unit, but on first visit it appeared secure. Today I encountered a group of strange people loitering outside. I immediately brought this to the attention of the staff on site. I THOUGHT they would be concerned and appreciative, not only for THEIR customers, but also for their own safety. The response I received was "Did that bother you?!" I was so shocked and taken aback. TERRIBLE BUSINESS. Beware of a classic bait and switch tactic. I rented a 10x10 unit from Extra Space Storage (Folsom) in January 2023 for $158 per month. In May 2023, I received a notice that my rent was increasing to $238 per month, a 51% increase! I called the manager, David, to inquire about the increase. He said that they routinely review market rents and have the ability to reset them at any time to reflect inflation. I asked him if inflation had gone up 51% in the past 5 months and he said yes. I reserved a unit online that specifically offered 24/7 access to the unit and I was told by the property manager it is completely arbitrary and up to them if they want to allow 24/7 access because "no one needs to be on the property past 10pm". When I brought this up I was invited to leave the facility and move my belongings out of the unit. I would give NEGATIVE reviews, if it were possible! The people that run this facility are terrible! If you like to overpay, and have a storage unit company that decides if you are allowed access depending on their mood, and want overall horrible customer service, this may be the place for you! I would like to advise anyone that is considering renting a storage space with Extra Space Storage to look over your contract as well as talk with their branch manager about the rates and how they can fluctuate at any time before deciding. I rented two spaces from my local branch for $128 per unit. 4 months later I received notice that my rate would be increasing to $208 per unit. That was a 40% increase. BE AWARE. Extra Space Storage will raise your rate by over 75% once your initial contracted period is over. My rate went from $111 per month to $191 per month on month 13. There are plenty of competitors in the area with competitive prices. This is a corporate run revenue stream and they bank on the hassle it is to move items when they raise the rate. USE ANOTHER STORAGE COMPANY.

Great management. Only problem is the 5g tower right outside the establishment. It's concealed as a fake tree and not hard to find from the inside. Do your research and you will know why I'm disappointed. Very dangerous, going to find a different place asap.
