This is the start of my second year living at Hawks Landing. Last year, I lived here through the university as the resident hall renovation allowed some sophomores to live here or another apartment complex in town. This is my third month now on an official lease, and I've had more problems in the past few months than I did in the last year. The maintenance people keep entering my apartment without notice, sometimes unlocking my door as I'm on the way to open it. I had a great experience my first year of living here. After change in management, I did not receive a refund in money I was owed and told I would not be getting one. My roommates and I will no longer be leasing with this complex due to its management.

The only thing I can't stand about this place is the lack of dog bathroom bag stations. There are only two of them among the entire complex, and at either ends of the place. So if you live in the middle like me, you have to make a rather inconvenient walk to get a bag, walk back, and make another inconvenient walk to find a trashcan to put it in. For this reason other dog owners in my area don't pick up after their dog, so there's a nice mine field at times where my dog usually goes.

Let me start by saying this: for $409 per month, the apartment itself isn't bad It comes furnished with the basics and appliances, and it looks pretty nice. That's about the only good thing about this place. Now for the bad. The lights they stock the apartment with are irritatingly dull; I replaced the ones in my bedroom the first week I was there. Since Hawks Landing has been under new management this summer, living here has been to say the least...unfortunate. I have been living in Hawks Landing for 2 years now and for only paying $399 a month without electricity and all amenities, it hasn't been too bad (since I'm rarely home and I have a car). However, recently I have never felt so annoyed. Besides the construction work beginning at 7:30 am/7 days a week and the less than 24 hour notice to move our cars, the construction workers have destroyed our personal property... read more

This is my first apartment, so I'm not sure what a reasonable expectation would be, but Hawks has - for the most part - failed to impress me. I moved in here last August and during the first several weeks of the semester I experienced unimaginable Wifi problems. Normally it would go out for 1-2 days but at one time it went out for 6 days in a row and I could not access Wifi or complete assignments in my apartment. Things that need improved: The awful internet service and the move-in process. Overall: Only live here if it is the best you can afford. This apartment complex is a love hate relationship for me. The relatively low cost (when comparing to other locations in Oxford) is good and the fact that if someone in our apartment moves out it is not up to us to find a new room mate is nice. This place is horrible. The management is rude and not willing to work with residents. There is rarely paper to print in the "free" print center, and the computers are so out of date they can not load necessary webpages and content. It is not clean upon move in either. Think twice before thinking it would be good to live here. Appliances out of date too

The worst place I have EVER lived. The entire apartment was filthy when I moved in and I generally had to call maintenance about once a month to fix something that spontaneously stopped working. Also, you have to pay a full month's rent for the month of August when you are only allowed to live there for about ten days. Sure, the pool and hot tub and the show apartment look nice, but in actuality the real apartments are shoddy.
