I wont address what you asked but pass this message on to Laura. The title company you use is the weak link in your business. Their communication is atrocious. They don't return phone calls and they did not make accommodations to direct deposit money owed to us after closing including loan excess, and escrow balance even after I called and left a message asking them to call me back and make those arrangements.

I called Laura and applied for my mortgage loan for a newl pre-construction builder home & Laura turned me over to her assistant - the only actual conversations were on Laura’s terms otherwise I spoke to her asst & 2 other processors from Feb 2020 thru closing Dec. 11th 2020. I believe I spoke with Laura a riyal of two times from Feb to Dec - I was a loan origination officer for 35 years & always remained in touch with my clients during the building phase. No calls from Laura at all 👎

We did enjoy working with your team but felt uninformed/unprepared for the level of effort needed to gain load approval (Round 2). In particular nobody advised us to unlock our credit and by the time we went to go do this, it was impossible in the timeframe needed.

2 major issues: 1) Having to severely reduce insurance coverage, and use a different company than we picked, in order to get a reasonable PMI monthly cost (that was still ~10% higher than the original estimate) is a bad experience. 2) Finding out at the closing table that our property tax bill will likely be $1-2k higher than anticipated feels like we were deceived by omission. It should be part of the quoting process to get a ballpark estimate of what the property taxes will be after buying.
