Smooth and painless
Ability to upload documents without a request. I had to wait for requests to upload documents. Additionally, payoff of debts were not updated prior to closing so the checks that were cut were over the debt amount and I will have to spend time getting money back from those companies.

Be upfront with the customer about the process, explain the process of closing. Be honest about the dates for closing. If there is a delay tell the customer and explain why this happened!
