While the home has great curb appeal, the interior workmanship has been disappointing. As a new homeowner, I didn’t expect to deal with issues so soon, flooring defects, HVAC problems, a damaged door, and concerned areas in the ceiling. Overall, the work feels rushed and below the standard I expected.
The contractors assistant that was doing the walk-through before we signed our final copies said that he would come back and fix the chunks of missing concrete. Haven’t seen the young men show back up yet !!??!!??
Disappointing home purchase process. Definitely not what I expected as a first time home buyer…. First being told you are required to put up earnest money prior to reviewing the contract is insane only get a contract written in protection of the builder….. It was extremely disappointing the entire process due to the dishonestly of the building time and false hopes given continuously by Smith Douglass. Delays occur that are unforeseen which I understand; however, it is the dishonestly of when completion would occur that was disappointing. It left me almost homeless and without a way to have information to make other housing arrangements.
The initial completion date was moved back four months or more. It was fine since it was a construction delay, but they weren't willing to compensate for any troubles that it may have caused. We weren't able to renew a lease to live in another place, we had to move spots, and there was possible rent income.
A good portion of issues on our home inspection that was supposed to be done before we moved in but still waiting. Was being patient and reasonable but now I believe we are just being put off.
There were issues with a cracked tub that I can still feel the patch work, very disappointed that I bought a new house but got a damaged tub. Then Glen head construction manager/ Perri the realtor manager lied to the Amanda (Sr. Loan Officer), mortgage company stating that the tub was not cracked and it was only a scratch. We have pictures that clearly showed a long crack, as well as, verification from the house inspector otherwise I would not have been able to prove it. Multiple issues with the contract pre-closing. Was not impressed on execution of the home during the construction phase. Working through issues with builder currently after post closing.
I really didn't like all the nickle and diming for basic things being considered options. Was surprised there are no towel or toilet paper hdwr. The grounds are absolutely terrible. All rock. Was very limited to come see.the houses progress. I got penalized and had to pay a hefty fee for having to push my closing a couple days. Salesman was extremely vulgar and rude when I had paperwork problems with the lender which led to the delay and added costs.
