A better Title company! Information was incorrect that was recieved and caused a delay in closing.

Not real happy right now because one of the draws to going with Mutual of Omaha was they didn’t sell their mortgage loans. This was stressed by Ben Schiaffino! Before I could even make my first payment, I received a letter stating my loan had been sold to PennyMac and was no longer with Mutual of Omaha! I liked the fact that Ben would be my contact person for any future questions and review of my loan. Guess that was a bunch of malarkey and now I’m with a company I have no idea about. 1) Have fewer people you need to deal with to complete the loan applcation . 2) Elimate some of the "necessities" of information requested. Some seem to have no relationship to personal finances.

I apologize if the transaction was slower than anticipated. We have a team of people here for support to make sure all loans get closed as fast as possible. For information requested, whenever you are using retirement funds as income it has to be documented with underwriting. Myself, our processor, even my branch manager worked to get the full document from you for over 2 weeks which delayed things quite a bit. To be honest about the process and timeframe. Not to pass the mistakes of the title company on to the customer. Give clear statements as to how debt would be paid off. What was told that debts would be paid off electronically and instead paper checks were left at front unattended without warning. The burden was then passed on to me to mail checks express to pay in time which cost a total $200. To the have checks place on extended hold and not processed on time via mail. I was told that I would have 2 months off from mortgage payments, but to keep making payments until the loan closed. I was supposed to have June & July off from payments, but at the beginning of June, we were no where near closing so I made the payment. The loan wasn't adjusted so now I only get 1 month. I paid for an appraisal that your company set up, he appraised the house for the same amount that it was 3 years ago, I have made many improvements, including a new $12K HVAC unit. It was as very slow process, took 60 days, if it wasn’t for Ben someone else may have got this loan. Need to work on the time in between emails I would download something and it took a couple 3-4 days to get the response “I didn’t receive that” and that happened quite a bit. Most people don’t have 60 days to put the’re financial life on hold. Stressful! But again Ben was a pleasure to work with and kept me from abandoning the loan. Work on your time.
