I had been a visitor here for a year before moving in and I had a great experience with everyone in the office. Since moving in my apartment has had some minor issues and the office has been good about fixing all the issues within a reasonable time frame (within 24-48 hours depending on whether it was a weekend or not). Overall I reccomend ducks village

I've dealt with a couple of the things you see in these other reviews, but all my situations worked out. All in all, I'm in the middle of my 3rd year here and I've enjoyed it to this point. The rent is the cheapest I've seen in the area, the maintenance staff and the office staff are very nice and helpful.

Ive lived here for two years now, and had loved living so close to people my own age. Ive made friends who live below me, across from me, and made friends who became best friends and room mates. Im thankful to have a safe place to live so close to Autzen stadium, Alton Baker, and the Cuthbert. I do have to say, the one bedroom is too small for a couple to live in. I would reccomend getting a 2 bedroom. One of my favorite things to do on property is ride my bike around with my dog, lapping through the parking lot. My time her... read more

If I could rate this place 0 stars I would. They locked me out of my apartment when changing the locks and then when they let me back into my apartment I found that the new lock on my door didn't even work. This was unsafe and dangerous as my roommate already had a police report filed on them from another roommate for stealing stuff. As a lone girl living there too strange men were at my apartment all hours of the day. This didn't even include the maintenance men that would come and go without any warning multiple times. Ducks has always treated my roommates and I super fairly and are super easy to deal with in my experience. Cait and Talisha in the office are amazing, def will be renewing for the next year

I wouldn't recommend living here unless you're prepared to live in filth and never ending bio hazards. This place is filthy, the tenants before us had a male kitten that peed all over everything, and we had the carpets shampooed four times & to this day the smell lingers, and all they did was put an ozone machine in our house just hours before we moved in which Can literally poison humans unless it is thoroughly aired out.The couch is torn to shreds from the previous tenants kitten as well. This place could have been great but was the exact opposite. Kasey the property manager doesn't care for the residents at all and is very impersonal. When we moved in there was black mold on every single window and we literally couldn't even see out. We were told it would be fixed over the summer with the (very loud) construction that blocked of 50% of the parking. Surprise surprise they did not fix it over the summer and we had to put in multiple maintenance requests. They are now trying to charge us $90 even though we move... read more

My parents had to stay an extra 2 days to help clean when I moved in because of the terrible condition of the apartment. I don't have enough fingers to count the amount of things that broke during my stay there. On top of that they swindle their residents with insane charges when they move out as a money grab. I would advise anyone studying at UO to NOT stay here as it is also a lot farther from campus than you would expect. Terrible, terrible, terrible. They moved my daughter from one unit (in the middle of the community) to another (next to the freeway) without asking her before she first moved in. The furniture, carpet, and mattress was very dirty when she arrived. The HVAC system was in a sorry state (it had a dirty filter and the air was bypassing the filter) when she arrived and required multiple attempts to repair.
