This complex is essentially a money mill run by opportunistic management. Our daughter signed a bedroom lease and almost immediately had to cancel due to unforeseen circumstances. The lease requires them to do due diligence in re leasing. A year later we get a demand letter for $5500. The idea that they tried to re lease the place in a college town is laughable. I have lived in Ducks Village for 3 years now and have had a great experience. It is very quiet, clean, and the office and maintenance staff are very helpful and friendly. In my first year here our microwave broke and they brought us a brand new one within an hour. In my second year here we had a leaky fridge and trouble with our door lock, both things were fixed the same day that we asked for help. This apartment although very accommodating at move-in, at move-out was the worst! They do a walk around at move-in, and we advise them of 'grimy,gruddy' walls, windows, and baseboards-dusty blinds, and their response is that is fine, you won't be charged for that when you leave. At move-out, BEWARE, they do not do a walk around with you. They wait til the APARTMENT COMPLEX(not just your apartment) has moved out at the end of the month, and they do a walk around ALONE, without the tenants. I am a UO student that lived at Ducks Village last year. The management was rude, charged ridiculous fees upon move out, and the lease rules were even more ridiculous. The management picked on our apartment during the second half of the year. They towed my roommate's friend's car; even though there was more than enough parking available to residents. From a Parent's Point of View BEWARE!!!!! Duck's Village rents by the bedroom not by the apartment so if you go into a lease with others and one drops out they can and do replace with anyone off the streets without any approval of the original renters. Our daughter went into a lease on a quad with three other friends, two dropped out over the summer and Duck's Village simply rented the two bedrooms out to the first individuals who walked in without even notifiying the other renters in the apartment. The good: The apartments here are fairly nice. They are newer than the ones closer to campus and most everything works in them. The hot tub is fine and the computer center is nice for printing stuff off. The bad: They are a ways from campus. The pool is closed for all but 2 months during the school year. Inevitably after living in the dorms at the UO campus, at least 50% (yes, I made that up) of the students will then move here for the affordable rent, various apartment sizes, and proximity to Autzen Stadium. To live here, its almost a must to be social as people tend to throw parties in these apartment and tend to mingle in each other's complexes.
