Here's the deal, if you want to live somewhere cheap I say go ahead, live at Ducks Village. If you want to live somewhere comfortable, where the staff are friendly, where management takes tenants seriously, and where the owners of the property have accountability, don't move into Ducks Village. Second place I've lived before. I mean, a cheap all-in-one place to live. It was altogether "alright." Small living areas, with ok sized bedrooms. The problem I had was in the move out charges, of course. We cleaned the place spotless, then I got my receipt for charges. Between my roommate and I (we were in a two bed, one bath), they charged us $150 ish. All of the charges were for "dust on window screens" "soap scum in dishwasher" and "spotty sink." My experience here as been poor at best, I would strongly recommend prospective tenants look elsewhere for rent. For one having looked online at photos of the residence and have friends that live here I expected nice shag carpet, brown furniture and matching lamp fixtures. However what I got was false advertising as I moved in and found miss matched lamps, muted green carpet with stains, and miss matched furniture. Our daughter moved there 3 years ago. The new manager Casey is very good. He has upgraded the laundry facilities, remodeled the work out and game room and has removed tenants that cause problems or don't adhere to the rules of the complex. The front office staff are very professional and eager to assist. The maintenance crew not only handle repair requests but also are there to help if the office is closed for the night. I'm adjusting my review to show that this situation has now been resolved. I walked into my apartment and was shocked at the disgusting filth and mess. The management had made a mistake and marked it as a rollover. Unlucky for me I had to reap their mistakes and do some hard scrubbing before they finally got cleaners to deep clean the place 12 days after I had been paying for this apartment. I lived in Ducks Village for two years (2015- 2017). I was a graduate student who was about 3-4 years older than the average population in this apartment complex. It was fine. The two-bedroom apartment that I lived in met the minimum standards of living. It had running water, heat, and a toilet. None of these were ever broken. Do not live here, you will regret it. Worst staff, you never get help with anything, and they don't clean the appaetments before you move in. Ant problems before moving in and its impossible to get rid of them. Live anywhere but here this place is shit.
This is the worst apartment complex I have ever/will ever live in. Halfway through the year the people next door flooded their bathroom and destroyed our ceiling which inevitably leaked all over our kitchen and hallway. We had to move to a different apartment in the complex because the ceiling was caving in so far that we didn't feel safe. Ducks village is a fine place to live, but dealing with the office is terrible. There's an outdoor pool (pretty useless in Oregon), indoor sauna, basketball court, somewhat central laundry room, maintenance crew, and a security guard, which are all nice to have.
