Horrible living condition! Dirty, broken and missing cabinets doors, broken faucets, missing TV in living room, missing desk chairs and dressers, no latches on windows on ground floors, cracked window, no HVAC registers, electrical outlets are not in working condition, broken dishwasher, missing shelves, and many other problems! I do not recommend anyone leasing at The Forum on Tennessee St. - they are extremely unresponsive to tenant and guarantor calls and emails. They tout a beautiful pool as an amenity, however, the pool has been closed and completely inaccessible to tenants since students returned to campus in January. Safety is also a concern when walking on the property at night. Attached is a photo of the walkway my daughter must pass through to get to her unit. It is unlit and requires a flashlight to access the stairs safely.
We signed a lease with the forum for our daughter for the 2022-2023 school year. We believed that this would be a safe place for her to live while starting her college career. It has been anything but that. One of the roommates that they assigned to her apt has had a live-in boyfriend since September. Despite complaints to managemrnt; they have refused to rectify the situation. This weekend's escalated discussion was a combination of a multitude of events within this unit, not simply the one presented here. Moved into a unit that was used for storage that had not been cleaned- left unit in same or better condition and now they are attempting to charge a $400 fee. Do not move here.

Wish this a 0 star review. The forum broke ADA laws and never fixed the elevator in my building for ELEVEN months. My floor (4) was never handicap accessible and management did nothing. We had no button on my floor and for months there were just loose wires sticking out. The office claimed this wasn't a safety issue. Every time I asked they were rude and said I should just go down a floor and call the elevator up to 4 so anyone with mobility issues could take the elevator... beyond ridiculous. The elevator in bldg 3 on the 4th floor has been missing the call button for over a year and has not been inspected since 2017,
5 months in and still no television in the living room. Free cable isn’t really much good without a TV. We would’ve bought one if we’d known they didn’t intend to provide one as promised. Worst part? Assistant GM, Isabella Guerra, won’t accept calls or return emails. She did reply to my first email in September saying television was “in route”. Now she won’t respond to emails or accept phone calls. I send her a monthly email just for fun. Lights out in the halls, everything seems run down and dirty. Avoid this place.
The countertop has a large piece missing. The office says they are having trouble finding a company because of CoVID. There was still food in the apartment from the previous tenets. The apartment was filthy. I tried to prepay rent for my daughter & they would not take my check. There is a large fee to pay with a card. The set up $50 fee for SimpleBills has to be paid before you can move in. It’s only been 2 weeks since move in, I hope things improve. Be sure to check the room you requested! A room labeled B, may in fact on move in day be representative of a room configured differently and smaller. So, what is the value of selecting any room A, B, C or D; if it is interchangeable by management at their whim and you are told we are so sorry about the miscommunication. No, sorry! you make it right for the paying customer! Bait and switch.....
