Holt uses horrible HoA management company that violates Oregon traffic laws to constantly fine homeowners who do an immaculate job at taking care of their property so much so that homeowners fix issues with the homes such as water issues and poor build quality. I think there maybe a class action against holt unless the figure out buyers do not like the HOAs and management companies. I bet if holt stop the policing and did whatever they could to advertise no hoa they would sell Every home in their inventory.

The HOAs they have a terrible! Besides build quality this is the second most disturbing thing. The hOA compliance officers put childrens lives at risk by using electronic devices while operating vehicles. Is it really worth a child's life if someone is working on their property and needs to move garbage cans to access the backyard? Holt is rubbish. Their HOA is rubbish. Buy a non HOA home. Trust me!

Still getting these nasty threatening letters. Doesn't seem like Holt builds communities for families and kids. I live in faraday hills in Estacada and there are no basketball or parks for kids to play yet I get notices for having a basketball hoop that is used daily. Expect ann8 year old to move a hoop when there is 5' between houses? DO NOT BUY A HOLT HOME if you want to raise a family. Can't wait to sell and never buy another Holt or HOA home again. I'm currently closing on a Holt Home in Eagle Point and it's been a nightmare closing using their in-house mortgage lender CLM Mortgage. It is not worth the $20k in incentives; which more than half went to closing costs. It took weeks to get an appraisal and costed me hundreds of dollars in extra U-Haul costs due to delays, let alone the stress of running out on our townhouse lease, possibly being without a home, etc. I would recommend using your own lender. Shady business, they will cheat their way to make sure they are between the guidelines of having something done incorrectly and how it's Suppose to look, a friend of mine had them built her house and there was no type of help to improve it instead they went and made excuses that it's legal to have it in such horrible shape. The service of these people is extremely cheap, inconsistent and the value is NOT worth it. RUN AWAY GUYS

dont do it. everything seems great until you move in and the first 30 days is over. their warranty team will fight tooth and nail to not fix anything. absolute terrible experience.
I would. My experience with them has been absolutely terrible -- full of misleading information, broken promises, and shady business practices. I entered into a pre-sale agreement for a property and paid earnest money based on the assurances provided by their sales agent. We own a home at 340 W 19th. First all the photos on the Hearth site show laminate flooring in the great room. It will also show this in all the models. But the home we got has carpet. So there is a 4 ft entryway before the carpet which goes past the Coat closet into the living room. Guest greater than 2 will wait outside as you take coats (wet?) across the floor to drip in the carpeted closet. First and foremost do your research. Holt is not accredited by the BBB AND has a rating of F. Terrible! We just lost my Dad and closed a chapter in our lives of caregiving for my parents for the previous 5 years and were looking for a fresh start for our family. We tried to purchase our dream home in May 2024. Put $10,000 in earnest money down as stipulated in their contract.
