Honestly, I cannot rate any aspect of my experience with Robert Carter higher than a one.We were preaproved for more than twice the mortgage amount in the beginning. Then he claimed his 'computer won't accept the information' and lowered the aproval to less than the acepted bid. Then two days before closing called and said he just read the bank statements and needed a letter from the IRS immediately or he couldn't close (IRS said 30-90 days after they processed our taxes they could provide documentation but not until then. In the case of self employed individuals we use tax return values to determine income. As part of the mortgage process we pull tax transcripts from the IRS to compare against the tax returns that are provided to us. In this case, the IRS had no record of the taxes that were provided to us ever being actually filed after the April 15th tax due date. We must confirm the filing on every transaction. Unfortunately the terms of our loan were changed by MIG at the very last minute i.e. just before closing and when we had no possibility of shopping elsewhere, by removing one of the two buyers from the loan. Thus, MIG obtained our custom over competitors by making a preliminary offer that they were unable to honor. This behavior has created lasting damage to our future financial plans.
