When you think you have no other options on financing/Refi I would highly suggest Lower.com. They were able to get the job done which turned out better then we expected. Focuses on the borrowers concerns: he was fast,efficient and patient getting complicated issues pushed thru in order to achieve what I wanted out of the loan. Nathan listened to what my goals and needs were and did an excellent job tailoring the loan to my specifications.
