The personnel that view residences for bi-law violations do not use correct references to the section and articles related to the violation. They also request remediation to things that are not violations.

RealManage property management Company is unprofessional and have unethical standards which result in legal actions. We are a 125 unit condo community and RealManage management company failed to pay our HOA property insurance (on 125 units- 35 buildings) and lost our insurance for 5 months and failed to tell the 125 homeowners and the board. We had no property insurance for 5 months! Unbelievable. Our new HOA insurance cost us a lot more and RealManage didn't want to help make it right. Where to start.... This company probably has some good employees but the one I had/have to deal with was/is unbelievable and insensitive. I had tenants in my property since 2016. We had an original lease agreement and then just went month to month. At the beginning of 2021, I began receiving letters threating to fine me and demanding a new lease, among other things. This company is a bunch of thieves. I sold my house and they continued billing me HOA for several months. They currently owe me over $1000.00 and I can't get it back from you. I am 30+ emails into this including visiting a notary and having them take all my information and send over. Also, they have been consistently billing the new owners (I was there 12 years) and still needed proof that I don't live there. The homeowner was sent his refund check. The reason for the delay is because extensive research was necessary and it also required approval from the Board of Directors before a refund was able to be issued. The check was cut and mailed to him on 10/26.

I work for a mortgage company. RealManage is THE worse management company I have ever dealt with. All they care about is getting money! They overcharge for everything, instruct us to purchase unnecessary products JUST to get insurance contact info that they can easily give for free (like every other mgmt co!!) and do not offer fair packages when condo docs are in fact needed. RealManage is not consumer-friendly at all!

Sellers on our portal have access to many community documents for no additional cost through their resident portal. If a closing agent does need an official document request from the management company, they have many options for document packages through the closing portal available to them. If they only need a resident-specific insurance request, those can be sent to our *********@ciramail.com email address and they will provide that information or direct them on how to quickly obtain it.

I learned of the deceit of Real Manage yesterday when my loan officer uncovered that our property has been uninsured for several months. Real Manage did not pay on time while still taking money from our HOA and the insurance company dropped us. They knowingly posted a document that showed an active policy date, but it was not the certificate of insurance which is required for closing/refinancing a home. Horrible company who has been mismanaging our community for years. They are non responsive in any contact request in the 18 months we have been at our community in Buda. The PM company has neglected our community area - pool, weight room, community center...they did not even get our fire extinguisher inspected in the last 4 years! Highly advise to run the other way vs having this company manage any property.

THE WORSE EXPERIENCE EVER! I simply needed a pool key! I've emailed, called, and even attempted to go into the office, but the staff is working remotely, so im guessing they are taking advantage of actually doing work. Summer is over now, and the Director nor Manager of the property manager has reached back to me. I've had the call escalated, and still no luck. If such a non emergent matter can't be resolved in a timely manner, Imagine how long it would take for anything of urgency to be resolved.

This company is the absolute worst to deal with. They are condescending and arrogant beyond belief. They actually take joy in denying homeowner applications and the response times are an absolute joke. When they do respond, no one bothers to read an email chain, no one in their company speaks with or coordinates with each other, it's a dog and pony show with the inmates running the asylum.
