Renters Warehouse engages in illegal practices. They attempt to withhold a Tenants security deposit, hoping that the Tenant don't know the law and won't file suit against them. I believe that their practices are ripe for a class-action. While they publish and cite landlord and tenant obligations based on the law, they don't follow it, nor do they require their landlord/clients to follow the law. Landlord, you need to also beware! *BEWARE of FALSE ADVERTISING* RW has a tenant warranty on "all placed tenants" that is very clearly stated on their website. We had a tenant placed who refused to pay and abandoned the property, all within a couple months from signing. RW charged us an additional $1,900 for new tenant placement. As a homeowner I would never recommend any other homeowner do business with a company that so very deliberately commits false advertising. Several years ago, me and my family decided Section 8 properties would be a good way to give back to the city that has been so good to us. Oh my gosh, we had no idea how much trickier it is to manage Section 8 properties than it is to manage regular rentals! There's plenty of paperwork, inspections, tenant/client reviews, annual confirmations that tenants still qualify... Do Not Recommend! These are the most hate filled, un-reliable, always raising the rent too high, maintenance person failures, charge you for repairs, charge you for carpet cleaning after you have already cleaned the carpet, democrat (fascist) party people you will ever deal with! Just as bad as Public Storage!
Stay far away from this property management company! They do not respond to emergency calls on the weekend....or during the week for that matter. My house was actively flooding (water pouring into the basement from the sump pump) and nobody would respond or call me back. They stated that they didn't deem it a true emergency. It happened multiple times and I finally moved out after waiting 2 weeks for them to acknowledge my 3rd work order. New to KC, and didn't know the area. The Renters warehouse people are slum lord managers. This apartment is total sh#t. The apartment is well below my standards, it's a sh#t hole. -Water leaks, the floor is saturated with water and when you step on the "new" flooring water comes up. - Why is there paint/plaster on everything? How does that stuff even get on the toilet? -Drywall dust on everything! I'm an owner and have had renters warehouse Kansas City look after a couple of properties. The level of ineptitude and lack of professionalism is outstanding. Some items: The one property manager attempted to get my new tenant to pay a deposit directly to the manager (in cash or to personal bank account). They were completely unresponsive to tenants requests for work. Update: After being on with RW for over a year now, the experience has not been great for one house in KC. The renter they procured stopped paying rent and the local office was not responsive in the process to get them evicted costing me about $6K in lost rent, turn costs, and attorneys fees. After the house was turned a second time, there were many items missed which caused water damage to the property causing an additional $2000 in repairs.
