TLDR: Our inspector missed significant items (water damage in bathroom, wood rot in back door that required replacement.) RIA refused to take any accountability for these misses and provided concerning excuses for why they were not covered in the report (claimed that they do not flag dried water damage and claimed that the back door wood rot was covered by general mention of siding damage.) Details: Our inspector missed significant items during our inspection including (1) water damage in our downstairs half bath all along ... read more

Horrible experience! All the windows at the front of my house were grossly out of frame and the inspector did not catch it. RIA refused to use their warranty to remediate their error. They stated that they stand by their inspectors quality of work. This costed me approx. $10k to fix that I could've asked the Seller for, had RIA caught it. I won't even go into the mold that they didn't catch in my basement because I'm sure they'll say they couldn't see it. Yet when a mold inspector came to my house they pointed right at it as... read more

Business response:

The client states that no action has been taken, however that is not the case. The Regional inspector manager was dispatched to assess the matter of one window that was out of alignment. He was able to review the issue and explained why and how this was hidden from the view of the inspector by the seller. The issue became visible once the seller removed their items which were blocking the area from view. There are still things which can be done to assist the client in discussion with the seller and we are more than willing t... read more

I cannot recommend Residential Inspector of America. On the day of the inspection, Doug seemed like a knowledgeable inspector. But after moving into the house, I've come to find out that Doug missed many issues in the house. His report noted that the kitchen cabinet was missing its bottom. We already knew that the disposal was broken. Come to find out that the disposal had been leaking and caused mold and mildew under the sink which we can't seem to get rid of. He also never tested the water pressure or faucets. When ... read more

If I'd written this review 3 weeks ago, I probably would have rated them 4 or 5 stars. My initial communication was good. The representative was friendly and seemed knowledgeable about the services offered by the company. Initially, the only potential issue I had with the company were 1) that they sent me a lot of automated follow-up emails and later they sent a lot of automated follow-up text messages (or tried to - unfortunately, they were texting my landline). 2) When I called back, they could never seem to find me ... read more

RIA was recommended by our realtor and being from out of state we took the recommendation. The inspector missed numerous items such as broken subfloor, automatic garage door not working, attic vent that is clearly marked "stuck" was not noted so we have no idea if in fact it is stuck which now means we need to pay someone to come out and take a look. All the items missed by the inspector is now our responsibility since RIA will not cover their work or lack there of. After speaking with Michelle Shope I was mislead to believe... read more

We thought our inspection had seemed fairly complete. However, about seven months post purchase, after a rain storm, one of our skylights was raining into our house. At first we thought that it was bad luck and that we knew skylights tend to leak. Imagine our surprise when we had it examined for repair and we discovered that there was in fact no skylight at all and a piece of plastic had been adhered to the roof. Thus we were stuck with having to replace the entire base and install a new skylight. We thought that It was odd ... read more

I was referred to residential inspectors of America through my realtor. Residential inspectors came out to inspect the home I purchased and failed to note the seller was inaccurate on the roofing date of replacement. I moved in and on the first night of rain our basement was leaking with at least 3 gallons of water. I reported this back to them only to hear that in order for me to be reimbursed for the amount I paid them to "inspect" the home let alone get the roof fixed I would need to fix the dry stained drywall to prove t... read more

The inspector wrote false statements in the inspection report. All written negatively to scare a buyer. He also left the heat on in September set at 83. Awful company. I would never recommend to anyone. I have had two repair companies look at the accusations in this report to find they are very over exaggerated and some are just not true. Beware of this company.

I bought my home and was recommended RIA by my realtor. I have never been so disappointed and truly feel there are a number of things that were likely missed in the inspection. I also paid for a reinspection after the seller had an opportunity to make repairs, which was incomplete as well. This was my second home purchase and after having to make several concessions in order to sell my home, for things the seller had agreed to repair but never did, I wanted to be sure this time around everything was addressed. I didn't eve... read more
