The houses could be better built, there were several flaws in the interior of the house where Sheetrock was cracking in the ceiling between the door and hallway. There was a very thin spray white paint done in the interior of the home. When they were building the house they had the wrong color brick on our house, got mixed up with the neighbor across the street. I have questions about build quality.chipping of paint in the dining area and other places, wrong type of sealant in kitchen and bathrooms, traces of black paint on toilet seat that won’t come off. Shower in primary bath came with nothing but a nozzle and spigot and nowhere to hang anything in the shower. Splotches of white paint throughout the house on the floors. Wrong sealant is cracking on kitchen sink is cracking. Overall, poor attention to detail.
Didn't clarify caveats of choosing laminate vs granite. We lost crucial-usable inches on our breakfast bar by choosing laminate, but we didn't know until it was already installed. Smith and Douglas was unwilling to consider any options to rectify their lack of transparency. We also had issues with our water meter being a foot above ground. The construction manager said it was the water works who set it up and nothing could be done. Then, the mete froze the night before close, so he had a crew come out and fix the meter.
The "finishing" details seem to have been overlooked, and when items were brought up at the final walkthrough and during the 1-month warranty check, we were told that these items were done "in the most appropriate manner." I don't believe the photos I sent to the warranty representative are photos that would make it to your model home or brochures.
Needs improvement in handling clients and clarity in communication.
The home was poor quality.
Workmanship in side the house extremely poor. From paint on cabinets and floors that I am still removing. Broken trim son door frame and baseboards. I had crown molding added to the house and the crown molding does not meet correctly and a poor job filling in the cracks also base border cut short and poor filling in the seams. Chunks of calk on baseboards and frames where they did a poor job fixing gaps and cracks before doing a poor job painting over it. I have pictures and willing to post. The customer service was excellent. The realtor was great: informative and attentive, and she answered phone calls. Sky, the site manager, was also attentive, answering any problems. Overall, since I have been in the home, it has not been of good quality; everything is falling apart after two months. Since being in the home, it has been difficult to get things fixed; The warranty process takes a long time and I should not be having these issues. The paint in the hall is very cheap.
