From the sellers perspective...first let me state, I believe wholeheartedly in home inspections. But this one and this company AJF was way over the top. In May, i hired AJF Inspections to complete an inspection on a condo that I purchased. Since that day, nobody has lived at this property. I paid them nearly $1,000 for several different kinds of inspections and. believed at the time that the did a thorough job, but without having access to the property until after it closed, I was not able to check everything out. I did not have a good experience with this company. I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. DO NOT HIRE THEM! AJF First initially did my pre-drywall inspection and I was happy with the experience. After living in my home for almost a year, I decided to reach out to them to do my one year new build warranty inspection. Talked to the person on the phone was quoted for that price of the one year warranty. nspector did not call out massive cracks and missing chunks of countertop around the sink. They claim it's not included in the BBQ provision that it's "cosmetic" even though the structural integrity of the countertop around the sink is compromised. That "they should have disclosed it as a courtesy" and won't do anything to remedy this situation. I'd like to reiterate, this is IN THE KITCHEN not a bbq outside. PAID $600 completed new build and inspector found the tankless water heater wasnt heating the water But he didnt know why. Turns out simple turn of a red valve to the on position fixed the problem. Company only said sorry for the poor quality inspection. Go elsewhere. OVERPRICED

Buying a home is stressful enough without having to worry about whether the home inspection was done correctly. We trusted AJF Inspections, LLC. to provide a detailed and professional assessment, but unfortunately, they missed a major issue--a leaking shower pan in our master bathroom. I have bought and sold about 15 homes in the Phoenix area. AJC is by far the worst experience I have ever had with a home inspection company. I spent over $1200 for a home, mold, sewer, and termite inspection. The sewer scope results stated that "significant cracking and/or damage was noted in a portion of the pipe..."
