Have used American Home Shield for two different houses. First house in Stockton. Had to make a call when my AC was not working. Hard to test that in the winter. It took a week to get a tech to come service it but that was faster then if I tried myself because I did call around and check. A heatwave does that. So no issues on that. I had it for the second house I purchased and currently live in. Used it twice in 18 months.
