Brian was slow to respond from the start. He sent us the wrong loan in May and it took two weeks to correct. Then when it was passed off to Lori he had sent her the incorrect loan again. Then he confirmed 4x that the amount needed for wiring was correct. Turns out it wasn’t. We finally got KBS loans to take accountability and pay the difference with a price exception to only find out after 4pm (when the banks are closed) that they actually couldn’t cover it resulting in us not being able to close on 6/23. I had to constantly provide new documentation weekly. The one that really got to me was I must furnish proof that my escrow check was cashed when KB was given the check and they chased it. Also told to it would take 12 to 13 months before my house was ready. I signed a 12 mo lease, then the house was ready early so I had to pay almost $3,000 in termination fees plus pay for a pod to store my furnture and find a place to stay because the closing date wasn't what it was supposed to be. We were very frustrated with our experience working with KBHS as our lender. Especially as we were nearing closing (even up until the night before we were scheduled to close) we felt that we were having to fight to get things taken care of. We had to reach out multiple times to follow up on various parts of our loan documents instead of Brian reaching out to us to keep things on track. Clear communication, how are your clients to know what rate they are receiving and how to buy down is working and how much it cost. Also allowing your clients to track rates within KB home. This way they can actually decide if they want to float the rate down.
