Prior to finding a realtor or a house, I had spent way too much time on the internet using mortgage calculators; playing the guessing game of what my mortgage rate might be based on what I thought my credit might be. We have re-financed many times in 30+ years. (Yes, I know we would have it paid off if we had kept the original mortgage, but we started at ~18%.) This was by far the simplest and easiest re-financing we have done. David was extremely easy to work with and helped out when the first appraisal came out slightly under what we were looking for.
