Have an in-person meeting with customer especially if first time buyer and go over the loan together and explain what each document is. Do not rely on the customer to figure out they need to ask.

Larry provided multiple loan estimates and closing disclosures with cash to close ranging from $14k to $22k. This was very confusing for me. I was told $14k by Larry before I chose a lender, once I chose KBHS Home Loans as my lender that charge jumped up to $22k. This made me feel like I was lied to in the beginning just to get my business.
