This company manages our community and does not take care of the common areas. The areas are in awful shape, yet my next door neighbor gets a fine for a leaf on the ground in their yard. This company needs to understand their place and priorities. I definitely would not recommend them to manage your area. Examples of poor care: -Pool has been closed for over the year -Gym is repaired with very poor quality -Paint is fading on the clubhouse -Street signs are fading -Sidewalks are unsafe due to so many tripping hazards -Lawn i... read more

Mr. ******** We want to again start by saying that we appreciate you bringing your community concerns to our attention. We also wanted to make sure that it is clear that we are under the direct guidance of your HOA Board of Directors, and cannot issue violations, allocate money for common areas, or address issues with your amenities without the express direction of that board. While we can help find contractors to address those issues, all contracts and maintenance is expressly the responsibility of your neighborhood's boar... read more
They have failed to deliver me pool key to the public access common area I pay for for 18 months since moving in. (They told me I have to pay for it per our rules and regs/bylaws - we have no such policy or fee table). I had called and complained numerous times, including the first time directly in person to the property manager at a board meeting in which I was told it would be promptly taken care of. They then told me it was the responsibility of me to retrieve the key (which they considered and admitted to as HOA property... read more
Business response:
****** Thank you for bringing this matter to our attention. We completely understand how frustrating it can be to feel like you are not getting the solutions that have been discussed with your board and when it feels like there is a lack of understanding of who is responsible for what in your community. RealManage strives to provide the most transparency and communicate with owners about the vendors and maintenance staff responsible for addressing issues like those you've mentioned with regards to the pool keys and water le... read more
Would give them a "0" if that was allowed. Poorly managed, appears their accounting processes are still using a pencil and general ledger journal. Can't keep up with their accounts receivable or their AP systems (If they even have a true electronic system) doesn't have the capability of validating. They bill BOGUS fees and the fees are minimal one-time fees and it's a headache trying to get a hold of anyone and months later, I give up and pay their BOGUS $20 late fee (I know my fault, but $20 at the time is not worth my 8-10... read more
Business response:
Dear ******* ******** We understand and sympathize with your frustrations. We try our best to resolve any issues an owner experiences without escalation. Your association assesses all late fees to your account, and in this case, the attorney handling your delinquent account assessed the late fees on behalf of your board of directors. RealManage does not charge this fee, we apologize for this miscommunication. We would welcome the opportunity to speak with you further to find the best resolution and to clarify your concerns.... read more
This is an unscrupulous management company that does not deliver on their advertising commitments of transparency and commitment to communication among the board, homeowners and RealManage. I moved over ten years ago from a Caruso management property that became RealManage, and notified the association of my new address. I remain at the same address today, ten years later, and have not changed home addresses. RealManage stopped sending bills to my home of ten years, started an eviction for $257.50 (two assessments) without s... read more
RealManage took over as our HOA management company in December of 2018. The service has been terrible. First, we didn't know about the change because we never received a notice or so much as a welcome letter. It turns out they were sending our mail to our previous address before we bought this property. We haven't stayed at that address for 3 years. Randomly, we received our first notice to our current property address in July of 2019, a whole 8 months later! The notice was a violation that we needed to paint the exterior of... read more
Business response:
In regards to Ms. Batiste's account, all statements and notices up through June 2019 were forwarded to the address on file because that is the information which was provided to RealManage by the previous management company. On July 23, a statutory notice was forwarded to the unit address. This information was changed in the system as part of the process to provide statutory notices to homeowners. After receiving returned mail, management confirmed an address from the Montgomery County Appraisal District's property records pr... read more
They have a poor system for tracking and documenting violations and this is the information HOAs rely on to access and assign fines and fees. I have a giant email thread, from several days regarding the issues to which no resolution was met, other than I pay a $50.00 fine. Absolutely absurd. I hope that homeowners in neighborhoods that choose RealManage use extreme caution and keep complete and accurate records of all correspondence, notices, etc., from RealManage when it comes to notices and violations.
Business response:
We are sorry to hear of your frustrations. RealManage performs routine community inspections in accordance with the management agreement and governing documents for the association. All violation notices, along with any photos, are captured in our system and all owners have access to this information 24/7 in our Resident Portal and Mobile App. As an Agent that works on behalf of the HOA's elected board of directors, RealManage follows the enforcement policy set by the association and does not have authority to remove any fin... read more
They are slow to communicate back. Three calls to get a response. They offered no solution to the problem. They are good at pointing fingers but supply no solutions. It makes you wonder what are we paying for.
Business response:
****, We are sorry to hear about your experience with our services and that we did not meet your expectations. Your local office has been in touch and I hope they were able to rectify the delay in response. We strive to respond to communications within 24 - 48 business hours. There was a delay in the response time in this particular instance, however, this has been rectified. Again, we apologize about any inconvenience this may have caused.
I have been trying for almost 6 months to get a refund of overpaid HOA does. I have gotten a whole bunch of mis-information and a whole lot of promises and a whole lot of nothing. Crystal **** is the last employee that has made empty promises. Going to small claims court.
Business response:
We completely understand your frustration regarding this matter. The refund check for the overpayment on your account was mailed out in the afternoon of Friday, August 2, 2019. A follow-up email was also sent by our Director of Association Management, letting you know it was on its way. We recognize that we failed to meet your expectations, and we are genuinely sorry for this delayed reimbursement. It should not have taken this long to process your request. Please let Carolyn know if you do not receive your check by this Fri... read more
Real Manage is the HOA for the Las Colinas Estates in Elgin, Texas. They were hired to enforce the Deed Restrictions to ensure a quality, peaceful community. The Las Colinas Subdivision residents play loud obnoxious music every weekend. Their houses are on ½ acre to 1 acre lots. Several of them will get together and have parties with live bands. In addition to our home, we own an RV Park right behind this subdivision. Our tenants complain and call 911 frequently. We have lost a tenant because of the loud music. This is affec... read more
Business response:
The Association is aware of the situation, and we the management company, are also aware of how the noise issue can be frustrating to some of your residents. We are addressing the complaint as best we can within the Association rules and the authority they provide us. Additionally, the community developer is working with the Association on the best approach to helping resolve this matter. While it may take some time, your complaints are being taken seriously and have not been ignored.
