Just save your money and find another management company. It's not worth the headache. I would never recommend them to anyone renting their property.

This company steals. They lead you on to collect app fees. Mary told us we had no problem although our credit score was 20 points below what the landlord supposedly demanded. They charge $45 per person who will reside there. Maryland law caps it at $25 unless they can prove the process costs that much. They've yet to provide this information. My wife has worked in property management for 40 years and got complete checks for $13 and it was one fee, not per person. These people are crooked. Stay far away from them.

So starting my business relationship 7 years ago was a amazing experience. But after signing up everything was down hill . They use shady repair men that half a## the job . They stand up for the Teanant more than they do you . If a payment is late they try to talk you out of charging a late fee. My locks were changed and a key was mailed to me . But find out later that wasn't the right key . Let me speed ahead with the main issues . My Teanant was leaving ... they did a walk through that was a joke . I fly in to do the walk ... read more

Horrible response time and unprofessional. Needless to say don't waste your money on an app fee. They take so long responding that it makes you look elsewhere. Received correspondence after 9pm at night asking questions. A waste.

I removed my post because it has been brought to my attention that me review was for the Virginia office. After posting it, I saw a message from an RW rep was for me from a different. I did not know this yelp was for the Maryland office. I appreciate his swift response and although I am still dealing with my concerns of the Virginia office, and am not a client of the Maryland office. Was a tenant with them for a year. Such a poor management. They ignoring all my work request until I find the owner and didn't call to the city. BTW owner find us, so they are so bad at it. They are trying to manage everything through the email and phone even fix the problem through the phone :)

The only reason I'm parting ways with this company is because I'm selling my rental house. This place has been great! Everyone I've ever dealt with is extremely customer service focused. If I emailed the wrong person, instead of just telling me the right contact, they made contact for me and ensured my needs were met. During the time they managed my property they helped with several repairs, appliance updates and a condominium association issue. The company is horrible at responding and communicating. They are so afraid of losing a client that they have no regard for tenants. They do NOT return security deposits timely. NEVER AGAIN

If you are a property owner in search of tenants, RW provides adequate service. Based on their fee structure they are incentivized to place tenants as RW then receives at least the value of one months rent. STOP RIGHT THERE... You may hooked by the $99 monthly fee, which sounds awesome in comparison to the 7-10% of rent each month other companies may want. STOP. DO. NOT. DO. IT.
