First off, we have used a regular real estate brokers in the past to rent out a property and was expecting the same delays and long wait times to get the place rented. Brokers tend to place rentals at the bottom of their to-do list as they are more concentrated on selling properties, which is understandable. Awful, I'd give negative stars if I could. As a renter for nearly a year with them, I've had nothing but negative experiences. An issue with the AC that started last summer has still not been resolved after 3 attempts. Emailed and spoke to them a few days ago and still no response. The basement flooded last year and while they were fairly quick to respond initially, it took months to finally resolve the root cause only after I kept following up because their vendor hadn't completed the work. As a renter, this company is the worst. I will admit that much of my frustrations are also the landlord but renters warehouse makes the process of doing anything almost insurmountable. The fact they will only respond to anything M-F 9-5 is absurd. I own a home, in another state and manage it myself as a rental property. tried to hire the company managing my townhouses. After the conversation with the owner, the feeling was he wanted to end the conversation as soon as possible. A leasing agent was supposed to call me to set up a meeting. No one called for several days even I called her and left a msg. It seems to me that my business was not welcome. I am more concerned with future non-responses from the company when I do have issues. Glad to find another company
My last review was removed because I mentioned names so I removed names to explain my experience vs. making it a personal attack. This review is based on the initial consultation. It took forever to schedule a meeting with the leasing agent who had to reschedule due to their very busy schedule. This company has the most expensive up front fees but I still met with them because their company offered the lowest monthly management fees so I could always switch after a tenant was found through another company. I have used Renters Warehouse to manage my rental property in College Park going on three years now, and it was a great decision. I used to manage it myself, traveling between DC and College Park often, and it was such a headache to find good tenants and to schedule repairs. Now, Renters Warehouse finds great tenants who pay on time. If something breaks, they shoot me an email (my preference over phone), I reply with "ok, take care of it," and they do. The service has gone down hill. Make sure to read the fine print in the agreements. You must ask for the annual inspections, otherwise they will not do it. Getting timely responses and sending rental income has been a problem lately.
David Gurian and his assistant Jackie are a GREAT Team. From day one, David Gurian has impressed me with his professionalism and promptness. I was my own property manager for a bout 4 years, and I did not enjoy it. David and Jackie make it look easy. He addresses the issues with my property and sends me an email as soon it is addressed. If you need a property manager that has your best interest as priority one, then Renter's Warehouse is the one you should call and hire. They are either dishonest or too busy to respond to questions. Either way, we are no closer to renting a home. We spent $80 in application fees. They don't answer their phone and they don't return calls.
