Truely beautiful property This is our first stay in Columbus and we're glad that we chose Orchard! It's just 6 months here and I'm loving it. Such friendly n caring staffs and great neighborhood... maintenance team is too good...having excellent time here..I would definitely recommend it. Thanks Ritika

Verified Renter New management company came in late 2025 and they are way worse than the last management company. They promise you a "refined" apartment with upgrades to flooring, kitchen, appliances then hire 3rd party to do the work which does not get completed leaving you in an apartment with partial upgrades. Utility cost are out of control as well since apartment complex is 25 years old with very drafty windows.

Verified Renter Maintenance is better but that’s it. The residents are being nickled and dimed to death. If you have an animal be prepared to register that pet on a website, and have all your records and pay $34 to register plus $35 per month extra rent. When I moved in they did one-two and 3 year leases. Now 12 or 13 months. Now you have to get internet and WiFi thru the orchard at $65 per month. My contract I had with spectrum was $30 per month for WiFi/internet. I luv the location and the wildlife but it’s not friendly li... read more

Verified Renter The place is lovely but you can tell they were rushing when painting. there are globs of paint on the carpets in some areas and the covers for the blinds are on there very haphazardly

Verified Renter Neighborhood is good but maintenance was not at all satisfactory . During winter the wind comes from the window when we complained they said maintenance cannot replace anything we need to figure out from our end .. there was ice forming inside the window still they could not help in fixing it. The dryer is broken the clothes get dirty but still maintenance didnot replace the dryer . During summer ac didnot work for 2months had to wait for the ac

TLDR: Nice apartment, but management may ignore you Lived at the orchard for 1 year. Pros: The layout of the complex is nice and I thought my apartment had a great layout. Never had any issues with my neighbors. Maintenance staff were always polite. Cons: Pests. The attic space above my unit had an on-again/off-again pest problem with raccoons. They would keep me up all hours of the night and made it impractical to sleep in my apartment. They also tore up the insulation and ducting so my unit was never able to keep temperatu... read more

LOOK ELSEWHERE The Orchard has gone down hill very quickly since the new management company took over. They are cutting corners in every way possible, making it not luxury living. The AC has been “out” in the gym for months, the hot tub is broken, the pool lighting has been turned off, the grass isn’t being mowed, rats have taken over one of the trash bins due to overflowing issues, the pond fountains are no longer running. DONT LIVE HERE YOU WILL REGRET IT!! This place is a safety hazard. Make sure you have PPE your rabies shot and your not allergic to stinging insects. Be prepared you have been warned.

New management is garbage New management company has run this community into the ground. Shutting the whole communities water off for hours. Pool being closed. Dead animals sitting for over a week. Dumpsters overflowing. Calls not answered from leasing office. They charge a premium price for a premium product which used to be under old management. This company is a joke
