Keep Your Money! My rent has gone from 1100 to almost 1500 in two years. They throw a bunch of fees around and they have people that are not good at maintenance do the maintenance work to save money. They have a team of unlicensed people doing jobs they are not qualified for, and they rent out poorly maintained homes and expect YOU to fix it for FREE. This is an awful agency. They will ask you to pay for a background check and deny you a rental. You are not buying a house you just renting. Nothing on background denied because of that. Obviously they just want to rip off people by paying that application fee. They don't reach out to your property manager to ask about rental history. Everyone in the local branch don't follow any rules and don't acquire any manners.

The following is how my experience is going with this company: Ugh the frustration. A busted pipe is not an emergency to them and even if it were, they respond to emergencies in 2 business days. My request has been assigned and I sat at home an entire day waiting for someone because there is no way to know when some one will show up. I packed me and my son up and went to a family members house to shower and get ready for our week. My rent is never late, my home and yard are well maintained. I moved in around May of 2025. I have submitted numerous maintenance requests repeatedly regarding Uncut tree's, poison Ivy and trash large trash including furniture that wasn't visible because of the over growing trees and weeds. The gutters were not addressed before my move in. I put in maintenance request for this not addressed. Basement floods when raining. Put in maintenance request yet to be addressed. I have multiple complaints of this company on this site and have experienced the same situations. The only time you all care to do something is when someone makes a complaint on the BBB. You all have known since January 2025 that you were not renewing leases at all this year with your properties in Georgia yet you wait only 107 days to send people the non renewal. I am a current resident of Vinebrook Homes. This is the worst company I have ever rented a home from. I am currently researching tenant rights because this company has me and my family living in moldy conditions. My home has not been renovated updated or even routine maintenance since I have lived there. I reported to the maintain company 2 months ago that i had a small leak under my sink. EXTREMELY DISAPPOINTED WITH VINEBROOK. Our experience with Vine brook Homes has been frustrating and disheartening despite going through several hardship that were beyond our control, the company showed no willingness to understand or work with us We were late on rent a lot and instead of offering support options, they were quick to penalize us, and harassed and charge excessive fees. No concern for tenants or property. I reported concerns about sidewalk and property, both township ordinances, and was told they were Vinebrook's reaponsibility. Nothing has been done. It is not fair to the tenants who live there or the neighbors who are trying to keep property values up.
