I feel like home partners seems like a great opportunity but pathlight management is the worst company for them to maintain their properties. But then I've tried to contact home partners and they send me straight to pathlight which doesn't make sense when I'm complaining that they're not handling it but you send me to them to handle it . This progran sounds awesome and the process to purchase the home went smoothly;however, I am very worried now that my Clients whom are now leasing their dream home from HPA will never actually be able to exersize their "right to purchase" it. The homes new price was unnecessarily inflated to well over what the home will likely ever appraise for or what it cost HPA to acquire & make improvements for. When I first heard about Home Partners of America, an agent came and made an offer on one of my listings. I had never heard of the product so I told my clients not to be surprised if the transaction went south at the end. THIS PROGRAM IS A REALLY BAD IDEA Bad. They tell you they do an appraisal on the property so you feel comfortable with the numbers but it’s really an “IN HOUSE APPRAISAL” which is rather biased and not the true value of the property. The house appraised for $30k LESS than a neutral 3rd party appraiser, but they won’t reconsider the numbers to close the deal. Seemed like a good thing at the time but have had nothing but serious maintenance issues since we moved in 4 months ago and are not being addressed or only shoddy repairs by the Pathlight, At this point they have done so much permanent damage to this home that it would never pass an appraisal. We have over 15 appointments that most of the time are taking pictures to pass on to Pathlight or several people from the same company showing up to do this on different days. Not a good company to deal with if you are the selling agent. They were unorganized, didn’t return calls, wasn’t clear on what was needed for closing and was just overall horrible to deal with.
