Your contract says how much it costs each year to buy the home. Does not matter if there is big repairs needed to fix the home, you can not negotiate. No way will I use them again. The home I'm in needs a new fence around the entire property AND a completely new AC unit. That's a lot of money. And they want me to pay full price knowing I need to make those big repairs? Please.

So, I had the pleasure this afternoon to participate in a Zoom meeting for Home Partners and Pathlight Property Management. This was a complete waste of my time. The most unorganized, rude, criminal like people I have ever worked with. Spent months and months sending them all kinds of documentation, jumped hoops to in the end be told that because we want to relocate from Oregon to Arizona they can’t approve us. It has been over six weeks since an issue was reported with our pool. Now it has completely drained making this a hazard and a danger. The hot tub did not drain and it is now filled will algae. The pool company called me and told me to add more water as the pool could pop out of the ground. I added more and it leaked. It seems that Home Partners did not like the quote to fix these problems and are bargain shopping. I am not paying bargain prices for this house. I am writing from the perspective of a board member of the HOA where a property managed by Pathlight and owned by Home Partners is located. This has not been good for our HOA, nor according to the first (and so far only) tenants who lived in the house for a year or so. Worst company I have ever dealt with, and Pathlight management is even worse. Run fast and far away if you come across these two.
i was treated better living in an apartment. pros: you get to rent the house before buying. cons: 1) rent increases are extremely sky high. 2) they will send you tons of threatening letters, emails and notices to evict you and terminate the lease for any unpaid charges under $100. 3) no payment arrangement and no flexibility just eviction or terminate the lease. 4) they will block you from paying your rent through their website indefinitely and you will be forced to make wire transfers which incur administrative fees paid... read more

Home partners prgram is great but after the Pathlight management company takes over it is a living hell and the manager at pathlight itself was very rude Jeff Pino I would like all who have had issues to post because I am going to file a complaint againt this program and mangement company since I was told Home Partners owns. I have tried to find the names of the CEOs but they have old employees not the current but trust me i am moving foward with this they have done it to me too many times.

I do not recommend Home Partners, They are terrible for home maintenance issues and their maintenance compy is just as bad.. Pathlight. They short cut all major repairs and do not want to invest in their properties. I was going to buy from them, but I decided to purchase another home away from Home Partners. I have a paper trail on all AC issues I have had. They also have documentation of the problem and refuse to purchase new system. I recommend stay away from Home Partners.
