My only complaint is about cleanliness. The inspector today did not turn off all the heating fans, close all the windows, or shut all the cupboard/cabinets they opened. I had to go room by room and clean up after him once he left. Also, he tracked a good amount of dirt into my home despite me asking for there to be no shoes (yes, he removed his shoes, but we walked around in my garage picking up dirt IN HIS SOCKS) and then just wandered into my main living room tracking in all kinds of stuff. The things I expect when I hire a "professional" home inspector is to at least look at things I cannot or am too afraid to look at myself, ie the Crawl Space, Attic, and ROOF. I was charged $500+ and I expect these areas to be looked at up close to find any major and minor issues. However when the inspector came to my home, they did not go on my roof like I expected and, instead, used a camera attached to a pole to take "aerial" photos at a few locations of the roof. During our home sale key inspection was used. Key Inspection wrongfully informed our buyers that our home lacked carbon monoxide detectors and a water strap for our hot water heater. Despite these items being present in our home. This caused unnecessary negotiations and worries by both parties simply because their inspector didnt look at the basics.
I chose KIS because our broker recommended them, because they had good reviews online and because it was convenient to schedule an appointment online. Mark was a super nice guy and when he was inspecting the house I was under impression he knew what he was doing. He found a couple of issues that were almost expected in any house. He also noticed a deck rot on our balcony. Now, the balcony is 2x2ft, super tiny and the rot didn't seem like a big deal. I asked him how much he thought it would cost to fix it.
