If you have a home, you are looking to sell I highly recommend Osborne homes. Many companies promise you a " No obligation offer ". Osborne offered me cash for my home in respected my decision when I told them I would need to think about it. Selling a house isn't an easy process in can be confusing with all the fees that are associated. I would sell to Osborne again. My brother and I inherited a home in Fresno, California from a family member. As much as we would love to move to California , it just simply didn't make sense since our family business was based out of Massachusetts. We also didn't want to have to go through the headache of having tenants, so we decided to sell it. Osborne Homes just simply beat all the other offers in less than half the time other companies told us it would take. Would deal with them again.
Osborne homes was amazing to work with. I needed to sell our home within a month and they were able to get it done. Will definitely recommend to everyone.
I have worked for them for over a year now, and they have been fair, considerate and have not caused any problem for me. Any requests I have made for getting copies of documents or fixing any payroll issues have been tended to in timely manner.
Osborne did a great job flipping the house I bought overall. Their sense of style is excellent, and they made really good decisions on where to put outlets, etc. The quality on a few things was not perfect, however. They put paint on the concrete around the house in a way that wasn't treated right, because the paint started flaking off within days. That will have to be stripped off and redone. This company is known for 2 things. 1) Come in with a higher offer than competitors to get you to sign. 2) At the end of Escrow, "Find something wrong" and lower the amount DRASTICALLY. They are widely known for taking advantage of little old ladies and people in major distress using this tactic.

We bought our home from these people 10 years ago and have never been able to enjoy our backyard. They used filler dirt full of impossible weeds. New grass doesn't work, weed barriers don't work, we were quoted $8000 because we basically have to remove all the dirt from the entire yard. Were 3 weeks into our annual weed removal, imagine a huge backyard with weeds 5ft tall and roots that go about a foot down. We expected a better quality home purchase, very disappointed.

Osborne homes don't do business with them. They offer you a decent price and sign contract and during the escrow, will switch the price on you. I was 3 weeks into escrow with them and had already made commitment on housing elsewhere. When this happened to me. Then during closing on the last day they sent partial and had to wait till the last minute to close. Will give a seller the runaround and cause more stress then necessary. Don't do business with them. You'll regret it.

These scammers have been harassing me for years. They couldn't care less about the "do not mail" list. Between two houses. I've repeatedly asked to be removed from their scam list - called, emailed, everything. I got one guy on the phone who was apparently in his car, told me "throw it away and 'f off'" (whole words uttered). I get their scam card with a picture of one house sent to a different one.
