We bought our home from these people 10 years ago and have never been able to enjoy our backyard. They used filler dirt full of impossible weeds. New grass doesn't work, weed barriers don't work, we were quoted $8000 because we basically have to remove all the dirt from the entire yard. Were 3 weeks into our annual weed removal, imagine a huge backyard with weeds 5ft tall and roots that go about a foot down. We expected a better quality home purchase, very disappointed.

Osborne homes don't do business with them. They offer you a decent price and sign contract and during the escrow, will switch the price on you. I was 3 weeks into escrow with them and had already made commitment on housing elsewhere. When this happened to me. Then during closing on the last day they sent partial and had to wait till the last minute to close. Will give a seller the runaround and cause more stress then necessary. Don't do business with them. You'll regret it.

These scammers have been harassing me for years. They couldn't care less about the "do not mail" list. Between two houses. I've repeatedly asked to be removed from their scam list - called, emailed, everything. I got one guy on the phone who was apparently in his car, told me "throw it away and 'f off'" (whole words uttered). I get their scam card with a picture of one house sent to a different one. READ ALL THE 1 STAR REVIEWS. THEY OFFER YOU 5K MORE TO SIGN THE AGREEMENT, YOU GET CLOSE TO ESCROW THEY LOW BALL THE HELL OUT OF YOU. THIS IS THEIR TACTICS. Crooks. Bait and switch tactics. They set up false buyers that back out resulting in them pressuring you to lower your price.

I had a deeply disappointing experience with Osbourne Company, specifically with Lindsay. They made me an offer on my home that seemed fair at first, but the entire escrow process quickly revealed how predatory and disorganized they are. These people are total shysters, they misrepresent themselves and make promises that they won't keep. They made an offer and opened escrow at the agreed upon price. Then ask me to accept a lower offer. We did accept as it was still reasonable and since we had already been involved for a couple weeks and didn't want to start over we agreed. Papers were signed and notarized. They came back and changed their mind and after the original 50,000 decrease the wanted to lower it an additional 60,000. Ads say, all cash etc. t... read more
