This place is a scam! Never ending daily phone calls asking to buy house which is not for sale. mailing out agreement forms asking to sign house over to them for some crazy low price.

ONE STAR BECAUSE ZERO IS NOT ALLOWED This company made an offer on my father's house that was significantly below market value. They failed to enter escrow per the terms of the contract. After coming to do their inspection 30 days before escrow was supposed to close, they tried to reduce their offer by an additional $15k. During the inspection, they kept praising how everything was in such good condition and scarcely needed much work, yet afterwards they couldn't uphold their initial purchase price. Made a call to Osborne Homes to get an offer on my home. We are just trying to see what the offer would be and see if we could save on real estate commissions etc. After having a somewhat friendly conversation with Cristine, she said that brokers were making purchases in my area of similar homes for around $400,000.00 I looked at recent sales in my area, and found homes selling that were smaller and older than mine for around $650,000 TO $710,000.00 !!!!! This is a bad company... DON'T TRUST THEM! I needed to sell my home fast and reached out to various real estate investors, including Osborne Homes. They made me an offer, but I got a better one from another company, so I declined. The next day Osborne Homes called back, said they were willing to beat the offer from the other company and made me a new offer, which I accepted. This business is an absolute nuisance to my family! We are not selling nor have we ever had our house on the market yet they continue to harass with texts, phone calls, and POSTCARDS!! We have called to be removed from their list but they continue to send the above . BAD BUSINESS PRACTICES !!

do not work with these people!! they are nicely dressed vampires! they worked with us on the friendliest terms for months on our beachfront property and 4 days before payout,resigned without explanation and discontinued all contact.within 2 weeks we were being sued for breach of contract and they would not release our title to sell to another company.they just want free properties! they are a scam like no other! dont do it!!

Deanna, we are always looking for ways to improve our customer experience. In this case however. the title company is the one who sent a resignation letter, not Osborne Homes. We are separate entities and therefore have no control on how the title company proceeds once in escrow if there are any issues. Osborne Homes had every intention of performing under the terms of the contract. Please reach out to us directly if there is anything Osborne Homes can do directly to have bettered your experience.

Seller beware ! They are running a classic Bait & Switch! Read our story before you attempt to do business with Osborne Homes -- they are praying on people in stressful situations and will lead you down a long path and then drop the purchase price massively once you are just a few days away from closing escrow. I don't say this lightly and really hoped it would not happen to us, even though I read some of the warning reviews on here. Claim they buy as is but at the last minute come up with crazy repair list then try to low ball or cancel. Dumb things on list like water heater straps & broken light switch cover. What happened to as is no repairs needed. 90% of list was BS repairs but wanted to drop price by 40K
