I pity the residents of this company if they treat them even close to the way the contractors hired to rehab their properties are treated. It is borderline criminal how slow they payout and not to mention the grossly misbudgeted scopes. Unless you can read minds and produce paint from water I would highly recommend steering clear of this crooked company! You know it’s bad when they’re employees are calling the subcontractors to find work outside of the company. The Indianapolis market is ran into the ground every year by a w... read more

Horrible!! Getting sick and having multiple reactions to all of the black mold on this property that we have brought to Progress Residentials attention many times and NOTHING has been done, its been an ongoing problem. I smell mildew heavily in certain areas of the house. The maintenance guy even said he smelled it too. But closed out the work order. The vendor they hired to come clean a high up air vent covered in black mold cancelled at 10pm the night before via text and said they rejected the job. Progress Residential does... read more

DO NOT RENT WITH THIS COMPANY. They will not take care of their property. The yard was never sodded prior to move-in. We put down seeds, but that seems like its not good enough. The HOA now wants the yard to be sodded and Progress of course is passing this off on us as renter. We do not even know what type of sod the HOA requires or what else they'll pass off on us. Do not expect them to return your calls or e-mails in a timely manner. They are completely unprofessional and the absolute most difficult rental company I've eve... read more

AVOID RENTING WITH PROGRESS RESIDENTIAL AT ALL COSTS. I was in the process of moving to Florida from Michigan which was on a timeline and decided to apply for more than one home in case we weren't approved for one of them. A home Progress residential had listed was our second choice. We ended up approved for both homes we applied for and signed the lease for the one we liked better through another property management company.... When I did the Application for progress I had a progress residential representative walk me throu... read more

Business response:

Alex, we’re very sorry this has been such a frustrating experience for you, and we apologize for any inadequate customer service you’ve encountered. Our policies around the holding fee are communicated throughout the application process; it’s not something we hide for this very reason. We inform people about the holding fee in our Future Resident Guide on our website, our team members let people know about it verbally, and we provide an entire disclosure page in the application process dedicated to informing applicants about... read more

Money hungry company 0 STARS....DO NOT RENT WITH THIS COMPANY. I can not wait until my lease term is complete. Would rather go back to an apartment than renew. I'm in the Dallas, TX area, and started having issues when a rep informed me that my payment did not go through due to app issues, please pay again. My bank waived the stop payment fee but the company stated I paid late. Gave a date and time that I would be in my car, in route to work, in heavy traffic like a normal work day. I laughed on the phone when she stated tha... read more

I have submitted documentation for a service animal, and Progress will not allow me to have a service animal. I submitted 5 emails and 3 copies of my doctor's note per their (Progress Residential) instructions, and they still will not put a service animal on my lease. I am afraid this may also be discrimination against the military as this is a service connected disability. Very poor company not complying with the ADA law

Business response:

JA, thank you for reaching out with your concerns. We have not denied your request for a service animal; however, we are waiting for you to sign the necessary paperwork to add the service animal to your lease. Please don’t hesitate to reach out to the team members you’ve been in touch with if you have any questions about what paperwork needs to be signed and next steps at this point. We are always more than happy and willing to accommodate our residents with service animals, and we look forward to working with you to resolve... read more

Absolutely HORRIBLE! First of all, we didn't know we needed to comb the house with a fine toothed comb when we moved in and take pictures of or report every little minuscule imperfection because it's a rental home not a brand new residence. We, as adults, did not call for every day things like the toilet valve replacement or the disposal seal when it went bad: we went to Home Depot and fixed the simple fix. We didn't call for anything or have complaints placed against us by our neighbors. In my opinion we were ideal tenants ... read more

Business response:

Stewart, we appreciate your time in one of our homes, and we apologize for any negative experience surrounding your move out. You should be receiving your move-out statement soon, and the statement will provide you with instructions on how to challenge the amount of your security deposit refund if you choose to do so. That process will allow you to let us know what you think we got wrong regarding your move-out charges. We’ll be happy to consider any issues to determine if any of those charges should be refunded. We’re sorry... read more

Be very careful renting from this company. We have rented for 5 years with them and needed to move out of state, where they do have other properties. We originally moved in on the 1st of a month, low and behold now our lease is 14 days into a month. So they added days onto a lease, where these days came from no one knows. They want to charge us a months rent for "breaking" our lease, even though we only had a month left. We also provided them with proof of insurance, but they continued to charge us every month for insurance.... read more

Business response:

Scotchlass, we apologize for any frustrations you’ve experienced or any less-than-ideal customer service. However, our records do not show you as a leaseholder or an authorized occupant of one of our homes. We understand that you have been in contact with some of our local team members, and if you have any unresolved questions or concerns, you can always reach us at socialmedia@progressresidential.com. We're also happy to discuss any specific details about the lease with the verified leaseholder. Thank you - Phillip
