TENANT BEWARE WILL WITHHOLD SECURITY DEPOSIT EVEN IF YOU LEAVE IN BETTER CONDITION THAN MOVE IN

TENANT BEWARE OF PROGRESS RESIDENTIAL!!!!!!!!!!!!!!!!!!!!!!! THEY WILL WRONGFULLY WITHHOLD YOUR SECURITY DEPOSIT TO WHICH YOU WILL ONLY GET BACK IF YOU TAKE THEM TO SMALL CLAIMS COURT. I would have given a "0" for stars if I could have. Even with my submission of pictures, pre-move out checklist that stated the items that I could be charged for if I didn't take care of for which I took care of ALL ISSUES ON THE LIST, we were charged for items NOT ON THE LIST made by THEIR REPRESENTATIVE so the pre-move out inspection is a wa... read more

Progress Residential has been a nightmare from day one. I was told after I signed my lease that there were additional fees and I needed to send more money. Then I wasn’t billed for my utilities for 2 months and when the bill finally came it was doubled and added up to over $1200 in utilities alone. Now the crazy thing is I live in an 2000 square foot home and can’t imagine how I could use that much electricity. When I asked to see my useage I was told I could request it but what I was sent was a entry level spread sheet. The... read more

Business response:

This is an extremely unprofessional company. They are also difficult to deal with. I do not recommend anyone renting a house from this company. I would give them a “0” star rating if I could.

We understand that team members have been working with you in recent days to address your concerns, and it sounds like they were able to bring about a resolution to the issue. If I could give 0 I would. This has been the absolute worst company I have ever had to work with. They don't answer the phone and if you do ever get on the phone with someone they just transfer you around to "find the right department." They keep trying to to pin thousands of dollars of fees on me and my roommates that we were told we didn't have to pay. We were then told that the phone call that took place telling us this would be recovered and listened too and if there agent did in fact tell us that we didn't owe these fee... read more

Business response:

Tori, we’re sorry for any frustrations and less-than-stellar customer service you’ve experienced, and we thank you for sharing your feedback. We take it very seriously. Our records indicate that our team listened to the phone call recording last week and has shared with you our findings. Do not rent from Progress. They are in over their heads. No one responds to calls or emails, so I'll be resorting to certified mail from now on. My AC was out for a week, and we've received no reimbursement for hotels or our rent. When we moved in, there was cat urine in our master bedroom which was unbearable. We slept on the livingroom floor for THREE AND A HALF MONTHS. The dishwasher was also broken. The toilet leaks. None of the doors properly seal to keep bugs out. I've been fooled. Learn a lesson from my experience and... read more

Business response:

Karen, we thank you for reaching out with your feedback. We take it very seriously, and apologize for any negative experience. We will work hard to provide you with a better experience moving forward. Our records do indicate that you recently received a credit for the time your AC was out and that, after receiving the complaint about the cat odor in the master bedroom, that we treated the floor, replaced the carpet and painted the walls. If you have any unresolved issues or concerns, please don’t hesitate to contact us at so... read more

I am writing to file a formal complaint against Progress Realty as a result of my experience with the company. While it has taken them nearly six months to refund my deposits on the property I was to rent from them, they have done nothing to help me recover my valuable personal property that was stolen from the single family home I was renting from them. Working with rental/relocation agent Pamela ******of Adaro Realty, Inc., I found a single-family home located at 4879 Stone Park Blvd., Olive Branch, MS 38654. I was initial... read more

Business response:

Mark, we understand you're upset with your experience with us, and we apologize for any delayed customer-service response times on our end throughout your stay. We do believe that we made a good-faith effort to work with you. We tried to establish a value for the items in question in order to determine potential compensation, but we did not receive that information from you. As you noted, we also offered you an early termination of your lease. We certainly wish you the best moving forward - Phillip

I rented with this company for 2 years. I moved into the house from out of state and rented while I looked around to purchase a home. The ONLY good thing about my experience with Progress Residential was my realtor Hayden. He was WONDERFUL! Having said that, I must add that I would NEVER rent a house owned or leased by this company again. I will just share my most recent situation. I purchased a home and moved out of the rental at the end of my lease. I was sent a move out statement in the mail claiming they would hold my de... read more

Kerantha, thank you for reaching out with your feedback. We take it seriously, and we’re sorry for any negative customer service experience and for your frustrations surrounding the move-out experience. We have thoroughly reviewed your account, and we do stand behind the existing move-out charges as well as the reduction in cleaning charges. However, we’re always happy to clarify anything that might not have been explained clearly during the move-out and review processes, and we’re also always willing to address any other co... read more

Progress residential has been the worst company I have ever dealt with. No one ever responds to your questions or concerns until you follow up 3 times. We were supposed to move into our rental property at the beginning of the month and did not receive the keys until almost 4 weeks later, due to consistent delays that were never communicated with us unless we reached out to them. They constantly had some “policy” that was not communicated with us until they already messed up and put us in a bind because we had to be out of ou... read more

Business response:

Christine, we sincerely apologize for any and all negative customer service experiences. We take your feedback very seriously and have shared it with our team members. As you know, your move-in was delayed due to some construction work, and we fully recognize the stress that caused. Moving forward, we will work very hard to provide you with a great resident experience. If you ever have any concerns or feedback, please know that you can reach me at socialmedia@progressresidential.com. Thank you for reaching out. - Phillip
