Verified Renter The amenities here really make the place great! The gym is great and very well maintained. The community itself feels amazingly secluded and private despite being an expansive neighborhood. And despite all of that, the prices are still reasonable!

Worst community Management is too bad, you have to walk into leasing office for every small things. They are not professional and its very hard for you to get out of lease. Comes with a heavy price too. A lot of good reviews here are cooked up and paid for. So dont trap yourself into this.

Not a Fan. The neighbors and their children are incredibly rude. The children are often unsupervised and play soccer and other games in the parking lot(I'm talking about hordes of a dozen or more). My car has been dinged up and down the sides due to this and the insane parking jobs(A good portion of each lot is designated "small car parking" but that doesn't stop SUVs, trucks and other large vehicles from parking there). Used to be OK, pretty awful now Awful management here - they shut down the online payment tool without sending an email to update residents. I only found out when I tried to pay as per normal on the due date... they said I have to have a check. I don't have checks and have to order them... they said I'll be charged a late fee. They've had the gym closed for 3+ months longer than they said it would take... Stay away AC doesn't work in summer, Had my parcel stolen, Management is arragont and rude. I will not recommend anyone.

Mold. Apartment had mold throughout the apartment (refrigerator, windows, doors, ac vents, outlets, ceilings.) After maintenance cleaned and painted over the first round, the mold would return shortly after. After several rounds of maintenance painting over mold, I decided to clean it myself each time it returned and purchased my own dehumidifier at the suggestion of maintenance. I did not, however, keep towels on all my windows as suggested as well.

Robberies on the rise To begin with, I have been a riata resident for past couple of months. And as mentioned in one of the earlier reviews, I firmly agree that it's certainly not the resort community that they claim to be. The management is least concerned about the grievances of the residents. There's been a surge in the robberies and thefts inside the "gated" apartment community whose gates malfunction for about 5 out of 7 days of the week. Pet Unfriendly Place Riata Austin has become extremely pet unfriendly place to live. There is a large population here which seems to have never been around pets and fear pets. It is their fear that is making Riata a very pet unfriendly place to live. It is not uncommon for people living here teaching their children that a dog will bite and stay away from dogs. Not the Resort experience they claim We've lived at Riata for the past two years now. We actually moved here because a friend of mine lived here and we were impressed with the place. At that time there was a security company that would come by all of the pools and check ID's and make sure that all the rules were being followed. Also it seemed that everything was well maintained.
