Sam was very helpful in our initial decision to buy a home we had selected giving us information on the process and trends in the market. He quickly handed us off to other members of his team and we did not hear from Sam again at any point in the process. Felt very impersonal. We received no congratulations or follow up from him or anyone in his office other than for solicitation to leave him a 5 star review. You can find people who actually care about you and your purchase elsewhere.
Sam told me up front he was expensive because he was the best. All went well, until closing. Communication stopped - I had to reach out several times to get information. My final closing cost was wrong, leaving me short on funds and unable to complete closing. This wasn’t my first experience closing, but I was completely stressed out and in tears by the time it was done. I also had to sort out incorrect payment issues on my own for the next few weeks. When Sam found out we were going with another lender (after he said he would match rates and then decided not to), he called the seller and told him "our financing was in jeopardy" which almost killed the deal
Need to close on the house by April 17. Around march 20 or saw my original lender screwed me and wanted to close in May. I got a hold of Sam and made it clear I needed to close in 3 weeks. HE DID IT!!!! We closed April 17 as planned.

He promised us one rate on a mortgage. Later he raised the rate claiming that we told them the deal to buy the house was off. We did not. Emails show we said we made requests of the seller and were waiting to hear back. When confronted with this, he said there was nothing he could do. He also claims he cares about customers, but he transferred our mortgage to a servicing company that doesn't provide basic online customer service.

You decided not to move forward with your loan until you resolved the issues with the seller and you did indicate that it looked like the deal would fall apart. This went on for 2 weeks and you did not lock your rate - the market worsened and the rates increased.
