I have amended my review to clarify items related to Tim's concerns in his response. I think it's fair to say that the most significant issues I experienced were not personally with Tim and his Tim's team, but rather the "back end" of Suntrust's loan processing. As I said near the end, there were ways that Suntrust was accommodating of our needs, and some heroic efforts to get our loan closed. The requirement was also provided you in writing before you applied and when you applied. I will start by saying I have worked with multiple lenders that I found through Zillow.com. Working with Timothy Sutherland in particular and with Suntrust in general turned out to be one of the most painful experiences I have had with a mortgage company. They took all of the fun away from buying a house. It started nicely. They offered the best rate available on Zillow. Tim will get you hooked by giving you very low closing cost estimate. In fact his closing cost are about average, nothing special. Suntrust has streamlined the process of closing loads and they are a decent bank. I wouldn't recommend Tim personally. Reply to Tim: Really Tim, you don't remember closing in Parkville. You may not remember it, but you closed my loan in August 2011 and it's still with Suntrust. It shows how little attention you pay to your clients. I waisted over $1,000 and a month of my time with this company. They charged me $570 for an appraisal which is a rip off. I've bought many houses over the years and most appraisals cost $300 to $350. Anything over that goes in the lenders pocket. The appraiser that they used was an idiot!! He way under appraised the house. I tried to reason with Suntrust to get a second opinion but they refused. I spent several weeks being led to believe that they were going to work on trying to get an exception on the appraisal but Tim neve... read more

Opinion being subjective, if you're not happy we understand. However; you wrote a contract to pay $85,200 for a house that was listed for only $60,000 in a rural market, and it appraised for the accurate list price. We gave you immediate, daily updates on our follow up with the appraiser (most of which you never acknowledged)and the appraiser stood by the value. Spoke with him one time to get pre-qualified for a loan as I do (now did) most of my banking with Suntrust. After taking all of my information I never heard from him again. Called a couple times and emailed a couple times to ask where we stood and never received a reply. Doesn't seem to go along with his reviews in general, so I don't understand his behavior with me. I had no problem getting the loan I needed. Obviously did not go with Suntrust for the loan. There are enough banks out there wanting business to not deal with ... read more

In regards your expressing your concerns anoymously, because all I have to go on is Alabama and 2012 I did a search of all my contacts to see if I was contacted by or spoke with anyone in Alabama for a prequalification this year. I was not. In speaking with lenders as you shopped for a mortgage its apparent you have me mistaken for someone else.

Tim was great, got me a fantastic rate quote, and delivered! But Tim's team actually processed the loan. They lost documents and needed them re-sent, made inaccurate statements that could have made the loan fall through, and held onto critical paperwork until I specifically asked about it that held up closing by a week. They pulled a rabbit out of a hat to make my (delayed) closing happen at the last second, but looking at the dates of various documents implied they were the ones who stuffed the poor animal in there in the f... read more

I appreciate your concern but let's set the record straight.You received a status email from me twice a week telling you exactly what was going on.I told you the process would be about 45 days; you agreed that was reasonable and then you waited 7 days to apply.VA mandated repairs & termite report to be completed at least a week prior to closing, you waited until the day you wanted to close to complete.
