Was needing assistance with getting caught up due to financial issues after needing medical procedures. They set me up a payment plan but didn't bother to explain that they would still be marking every payment late. Would've just chose to pay the one month late instead of this mess they made. Won't help with any late marks they make on your credit either.
This Mortgage Company sucks and I will share it with anyone, this Company is racist and are not black people friendly they stole my land and got back that trailer that I bought through Oakwood Homes in 2002 I fell behind on my Mortgage due to a hardship and they didn't want to work with me when I got to thr point to pay them all of the money that I owed them they refused and the foreclosed on my property that man's name was Allen Puruit he was nasty and cold as Hell. Terrible customer service! I have been in the hospital 3 times in 2024 and 2025 and didn't have my full income and called and was told I could skip two payments and then I wasn't even contacted via phone to say hey we made a mistake. Now you need to make up two payments! This year has been very draining emotional and financial....NOW I GET CUT OFF FROM MAKING ONLINE PAYMENTS!!! JUST MORE MONEY FOR THE ALREADY BILLIONAIRES! I HOPE YOU ARE HAPPY AND YOU NEVER HAVE TO GO THROUGH ANYTHING THAT BEINGS You DOWN! VERY SAD!
They are not helpful at all. Not many great things I can say about this company besides it was the best rate at the time for a first time buyer. Never was it explained up front that PMI was mandatory. Sounds like a joke a company like this only offers a One time late fee waive for a 30-year loan; that is very sad!(Should be allowed one every few years as we all hit troubled times) Time to refinance when rates get back to where my current rate is at.

DON'T USE VANDERBILT MORTAGE, THEY ARE IDIOTS!!!! we use Vanderbilt Mortgage to finance the heater for our house. I would pay 2 months at a time, for example I would pay January and February both in January, but in March you would send me a late notice with fee's for not paying in February, even though on your website, to pay online, there is a dropdown box allowing me to choose to pay 2 months at a time. If I could do 0 stars, I would. This company has given nothing but problems since I got my house. When my roommate and I started the process to buy our mobile home, the lady we worked with would randomly stop emailing us, not communicate at all, and refuse to answer our inquiries on what our next steps would be for days. Now, I have been in contact with Vanderbilt constantly, emails and phone calls, telling them I'm behind, but I started a new job and would be making small payments until I can get caught up. Hardship means nothing to vanderbuilt. I made a lump sum payment of almost 10K on my mortgage and now that Im due months later all they want is money they have no hearts to understand when people fall on hard times
