I've had good service providers and fairly quick service each time I've called American Home Shield. Results have been good.

They do not replace things with same type of item needing to be replaced. Had to hire a plumber and buy new faucets after the warranty plan only covers basic
My first experience with them was terrible. The vendor they recommended didn't show up for over a month. They would schedule and cancel. Since then, it has been better. Although I asked them to get a plumber's report and they never did so I had to hire a plumber outside the service.
Thankfully we didn't use this company much but when we did good service providers were sent out in a timely matter. Problems were quickly fixed

My furnace was malfunctioning. A contractor was quickly assigned. They diagnosed the problem, ordered the part, and made the repair. No hassles.

They are very professional and always have somebody to come to our rescue within a couple of days. If our appliance is not able to be repaired, they give us a fair market value for our appliance and we can apply that toward a new purchase

I had two issues and it was resolved in a few days. The repair person was very courteous and professional.
