Spent 3 months there and have to say it wasn't bad. Outside of the prostitutes fighting their johns on the weekends and fire alarms blaring it wasn't a bad community. The staff at the time we lived there were nice and easy to work with.... UNTIL it was time to move out. The assistant manager at the time lied to us several times in regards to what we were being charged. Granted it was only $175 but when you're told "we charged you for painting the wall" and "the carpets needed PROFESSIONAL cleaning", only for her to come back... read more

Nice building to live in, close proximity to the BART. We had some turbulence while living here but the past 6 months or so have been pretty good.

I live in a studio apartment, and just got a rent increase: when you combine my rent, parking, and random inexplicable fees, I pay ***$1,833 per month.*** (No, that does NOT include PGE or cable.) That is a TOTALLY unreasonable price for the apartment, and especially for the neighborhood. The only reason why I stayed for a second year is that I'm too busy with work to worry about moving right now. Bad things: 1) The building is very, very noisy. I hear every step that my upstairs neighbor takes. 2) The hallway floors are alw... read more

The management sent me a letter committing to not charging me a month to month fee, then went back on it a couple of months later. This is on top of a rent increase, which all told brings my rent increase to nearly 25%. Just consider if you want to rent from people who explicitly and in writing commit to something and then a couple of months later act like that never happened. Their answer to me has been that its just a tight rental market and they can basically do whatever they want. Also, I have been unable to leave the bu... read more

What I think now: probably a 1.5 We're moving out. Seems like everyone likes this place at first but the one year mark also brings the 10% increase and the accumulation of small disappointments. Like others, we miss Molly - the kind staff member who played with our daughter and always called us by name. Many of the neighbors we liked have left and we don't know the new ones. It also feels like the new owners cut corners and don't care. We rarely use the amenities because when we try, something is out of order or unavailable.... read more

UPDATE: Well, it has been about a year since we've moved in as our lease is up for renewal. We came home to find a note on our door saying that it is time to renew....for an extra 10% increase in rent! greater than 11% if we decide to go month-to-month. :( We already pay almost $1800 for our 1 bedroom...in downtown oakland. Where there are prostitutes at our corner, people have gotten mugged walking home, and there have been a murder or two recently. You would think that the price of places kind of match the neighborhoods, b... read more

I reserve the right to update this review later if the situation improves, but I think it's important for people to avoid this place for now. There is no on-site property manager at night, meaning loud parties and other problems go on and on and on without anyone to stop them. Our rent differs by up to $100 from month to month because of fees that make it onto some bills but not others. At this point, the cons simply outweigh the pros of living here. We're miserable.

We moved in about three months ago: The amenities are great, proximity to BART is great, and the units looked good upon first inspection... but there are a number of things we're finding out which are less and satisfactory with the units: 1) The biggest problem is that our unit is COLD all the time. The in-wall heaters (two of them) are insufficient to properly heat the place and there are drafts everywhere. When the units were built they weren't insulated/weather stripped properly--so we're supplementing with boxing tape wh... read more
